An RV park is valued on its net operating income (NOI) divided by a market capitalization rate. NOI is effective gross income — gross potential rent adjusted for occupancy, plus other income — minus operating expenses, before debt service, depreciation, and capital expenditures.
What cap rate should I use for a Florida RV park?
Stabilized Florida RV parks and campgrounds generally trade in a 6.5% to 9% cap rate range. Annual-tenant parks with city utilities, paved roads, and strong occupancy price at the low end; transient-heavy, seasonal, or deferred-maintenance parks price at the high end.
